Unfortunately, many advertised amenities such as the pool, sauna, BBQ area, and garbage room have often been unavailable to tenants, despite their listing on the METCAP website. We aim to address these concerns in our upcoming meetings to find a resolution. Current rent exceeds $2,000 per month for a one-bedroom unit, and tenants should not have to resort to filing an LTB claim or threatening to leave—actions that many have already been undertaken—due to the lack of promised amenities; this situation is unacceptable.
Additionally, we have been forced to endure loud construction daily from 7 AM to 5 PM, and occasionally on weekends, along with disruptions such as water shut-offs, constant fire alarms, and other disturbances during renovations that we are being charged for. The Landlord Tenant Board of Ontario in Toronto sided with Metcap regarding an AGI order made by previous owners before the building was transferred to new ownership. We have received very little assistance from office staff, who often redirect us to someone else with whom we have no prior contact, claiming it is "not their job" or that they "don't know anything about it."
UPDATE: Nov 1/2025
We have been issued an order via paperwork for a percentage %, but no actual amount given or schedule of how much and for how long.... However, It is required to be paid in 120 days.
We have requested the Amounts be detailed for each tenant but have still received nothing to date. Nov. 1/2025 Although we have received Rent increase notices at our doorstep per unit (Not Private or Secure at all).
Some of us who have been here since 2020 are facing this LTBO order to pay for a $500,000 hydro transformer—an expense we believe should not fall on us, particularly when it relates to AGI maintenance fees.
Warning: If you choose to move here, you may encounter maintenance costs that exceed your normal yearly rent increase. Issues such as water shut-offs, garbage problems, and frequent false fire alarms. Lack of Advertised Amenities like Pool, Sauna, Courtyard continue to plague us at 190 Lees.
